Maximize Victoria’s New Stamp Duty Savings with Highett Common’s Newest Stage

October 2024

As the flowers begin to bloom and the cold weather makes way for days in the sun, new life is beginning to take shape at Highett Common.

This exciting new phase will mark the commencement of Stage 3 at the precinct, The Mews Collection. Designed as a modern sanctuary, this stage will house a boutique collection of 185 apartments including Highett Common’s first ‘Luxury Collection’ across three distinct buildings.

The ‘Luxury Collection’ will provide an exclusive number of premium apartments with enhanced fixtures, fittings and appliances, designed to set a new benchmark for residential living in Highett.

Stage 3 will also see the incorporation of Highett Common’s first resident amenities underpinned by the precinct’s commitment to greener lifestyles.

Recently, the Victorian Government announced their plans for major cuts to stamp duty for off-the-plan properties, a step that will make home ownership a lot more feasible, with The Mews Collection the perfect chance to achieve maximum stamp duty savings.

Sustainable Sophistication

Apartments within The Mews Collection feature 1, 2 and 3-bedroom floor plans with floor-to-ceiling glazed windows that seamlessly connect indoors and outdoors and offer views of the surrounding parkland and fresh natural airflow.

Oversized wrap-around terraces and ground-floor access to parklands will further enhance the residents’ connection to nature and offer uncompromising views of the site’s natural parklands.

Expertly crafted by the team at Clarke Hopkins Clarke, interiors will feature a rich palette of materials that represent the precinct’s proximity to the natural world. Timber floorboards cohesively lead into timber-inspired cabinetry and marble or stone surfaces for a modern, natural feel.

In complement to this, Bosch appliances, stone benchtops, fixed or optional island benches, and induction cooktops will enhance the resident experience and provide ways to customise your space.

As part of our green commitment, an all-electric approach will be implemented for induction appliances within apartments, which have been seamlessly integrated into this existing joinery. Purchasers will also have further ability for customisation with a choice of a warm material scheme of classic timber tones or a light material scheme for a softer minimalistic design that perfectly encapsulates Highett Common’s Bayside locale.

Continuing this approach, bathrooms and bedrooms will prioritise natural light, while thoughtful designs create a private retreat to rest & recharge. Contemporary undermount basins with timber finish vanity, frameless shower and large format tiles will complete this modern aesthetic for the perfect escape.

Amenity Rich Lifestyles

One of Stage 3’s most exciting attributes will be the delivery of Highett Common’s first community amenities.

A key focus in this stage will be the creation of the brand-new Bayside Community Facility which will be home to a public library. Set across two levels, the new library will be positioned at the heart of the precinct and will house areas to study and read, while additional rooms will play host to community classes, meetings and hobbies.

Adjacent to the main library residents will have access to ‘The Library Café,’ a place for the community to come together over barista-made coffee, snacks and light meals. The café will serve as a central meeting point amongst residents and be the perfect option for your morning coffee, complete with an outdoor terrace for sunny days.

Stage 3 will also see the delivery of Highett Common’s Northern Residents’ Amenity, designed to cater to the varying needs of resident lifestyles. The space will play host to a full-length indoor pool, a private dining room that can be booked directly through the resident app, Highett Common Connect, and a fully equipped gym and wellness area.

The Luxury Collection

As part of Stage 3, Highett Common will also introduce its first premium collection of 12 luxury apartments, perfectly tailored to those seeking a more elevated lifestyle offering.

Hamptons-inspired colour palettes including herringbone timber flooring and Calcutta marble benchtops will be complemented by bespoke pendant lighting and state-of-the-art Gaggenau appliances for an opulent home environment.

ABB Home Automation will also be a unique feature for this collection, offering an automated living environment designed to make life easier. These automation packages will be seamlessly integrated with the existing Highett Common Connect resident app by We Wumbo for an all-in-one solution.

Rounding out the addition, residents will also have access to impeccable master bedrooms complete with LED-lit walk-in wardrobes, and makeup vanity.

As part of this collection, new purchasers will receive access to a styling and furniture one-on-one consultation and package from Coco Republic. Valued at $12k, this offer will allow homeowners to add a further touch of luxury to their spaces.

Stamp Duty Cuts

In October 2024, the Victorian Government announced their plans to introduce major cuts to stamp duty for the next 12 months. This step is set to create a bounty of opportunities for buyers and remove a significant financial barrier that will assist in the government’s target of 80,000 new homes over the next ten years.

So, what does this mean for you? In simpler terms, this means that the amount of stamp duty required to pay will be calculated based on the land cost before construction and not the total price of the property upon completion.

According to realestate.com.au, in some cases, buyers will see up to an 87% reduction in the amount of payable stamp duty, paying as little as $4,000.

These cuts only apply to off-the-plan developments, with Highett Common and our newest release, ‘The Mews Collection’ presenting the perfect chance for buyers to take advantage of the maximum stamp duty savings.
