Construction Update: Stage 1 - Nearing Completion with Settlement on the Horizon

August 2025

The transformation of Highett Common continues to gather pace, with civil works now substantially complete and the precinct edging ever closer to welcoming its first residents. Construction of the park has reached practical completion, and while temporary fencing remains in place at the request of Council, this is simply to allow the newly planted grass time to flourish. These green spaces will soon form the heart of our community, offering a vibrant and welcoming environment from day one.

Stage 1 - North Lane & Park House

In Stage One, which includes North Lane and Park House, both the exterior and interior works are progressing steadily. External wall framing has now been completed from the ground floor to Level 6, and cladding is taking shape across both buildings. In Park House, plastering is complete up to the top floor, while North Lane is catching up with plastering underway on its upper levels. Balustrades are being installed on Park House’s balconies, and scaffolding is gradually being removed as the final façade cleaning and defect checks are carried out.

Inside, each building is starting to reveal its finished character. Park House’s lift is virtually ready for operation, while lift installation in North Lane is well underway. Joinery in Park House is largely complete, and work has commenced in North Lane up to Level 2. Painting and flooring installation are bringing warmth and life to the interiors, with flooring in Park House now reaching Level 6. On the ground level, landscape planter blockwork is complete, and face brickwork on North Lane is progressing well. With mains power connected to the main switchboard, the energisation process has begun, signalling a significant step towards readiness. The tower crane that had been such a prominent feature of the skyline was removed in June, and the man/materials hoist in Park House will follow later this month.

Settlement Timeline

As Stage 1 moves closer to completion, we are pleased to provide a preliminary outline of key settlement milestones:

- Valuations: September – October 2025
- Pre-Settlement Inspections: October 2025
- Settlement: November 2025

To support this important stage, our settlement management and leasing team will be in touch to guide residents through each step of the process, ensuring a smooth and seamless transition to settlement.

Stage 3 - Lightwood Release & Park Release

Stage Three – The Mews Collection is also building momentum. In Lightwood Release and Park Release, retention piling is complete, and bulk earthworks are 90 per cent finished. Foundations are being laid for Park Release, and the bases for the tower crane and concrete pump have already been set. The tower crane for this stage is scheduled to rise in September, with subcontractor agreements for structural, precast, and services work nearing completion. Set to launch soon, the third building release, Habitat, is already progressing on site, with the piling platform prepared, tenders issued, and a revised design underway to maximise efficiency and value.

With each milestone reached, we are paving the way for the vibrant new neighbourhood that will soon come to life here at Highett Common. From beautifully landscaped parklands to thoughtfully designed homes and shared amenities, the vision for Victoria’s first Net Zero Targeted Community is rapidly becoming a reality. We look forward to welcoming our first residents in late 2025, when the streets, parks, and homes of Highett Common will be filled with the energy and connection of a community built to last.
